Schools: Not All of Overland Park Is Blue Valley
This is a detail that trips up buyers who assume Blue Valley serves all of Overland Park. It does not.
South Overland Park (generally south of 119th Street) is reliably Blue Valley โ the communities listed above (Lionsgate, Mills Farm, Sundance Ridge, Mission Ranch) all feed into Blue Valley schools. This is where the Blue Valley premium shows up most clearly in pricing.
North Overland Park (north of 95th Street) is often served by Shawnee Mission USD 512, not Blue Valley. The homes are excellent, the neighborhoods are established, and Shawnee Mission schools are genuinely good โ but they carry a different price tier. For buyers where Blue Valley is non-negotiable, verifying the school district for any specific address before making an offer is essential.
The school boundary runs through the middle of a major American suburb. It's drawn in ways that can surprise even experienced buyers. I verify this at the address level for every Overland Park buyer I work with โ and I've saved several buyers from purchasing north of the Blue Valley line when their priorities were clearly south.
