This month, it became official: 51 Blue Valley seniors were named 2026 National Merit Finalists, making Blue Valley the school district with the most National Merit Finalists of any district in Kansas.

In the current market, with median list prices in Overland Park 66221 sitting at $957,000 — up 9% year over year — and Leawood 66209 at $790,000 — up 41% year over year — you're seeing what happens when exceptional schools meet limited luxury inventory.
That's not just supply and demand. That's families making intentional, long-term decisions about where they want to raise their kids — and being willing to pay for the right environment.

1. Verify the attendance zone before you fall in love with a house.
School district boundaries can be surprisingly specific. A street or two can make the difference between Blue Valley North and a neighboring district. Always verify with the district directly — I can help you check this for any property we look at together.
2. Understand that proximity to a top high school drives premium pricing.
Homes near Blue Valley High School (Overland Park), Blue Valley Northwest (Overland Park/Leawood), and Blue Valley West (Overland Park) tend to hold their value extremely well. These are reliable luxury anchors.

Even if you don't have school-age children right now, buying in Blue Valley boundaries is a hedge on resale value. The demand for homes in this district isn't going away.

Blue Valley vs. Shawnee Mission: A Quick Comparison
I get asked this all the time, so let's address it directly.
Both are excellent districts — I want to be clear about that. Shawnee Mission is also investing heavily in its schools (see their upcoming high-tech Zum bus program launching in 2026-27). But when it comes to raw academic achievement metrics — test scores, AP participation, National Merit recognition — Blue Valley has consistently ranked at the top.
For luxury buyers specifically, the concentration of Blue Valley homes in the most desirable south Overland Park and Leawood zip codes means you often can't separate "great house, great location" from "Blue Valley schools." It's a package deal in those markets.
