You're in Blue Valley territory, you're close to the southern growth corridor, and you're buying into an area where development is still adding value.

What makes Sundance Ridge more interesting than a typical new subdivision is its range. This is not a one-builder, one-price-point neighborhood. Buyers can come in at different levels depending on the section, the lot, the builder, and how customized they want the home to be. Right now, active pricing appears to run roughly from $605K to $1.35M.

The Three Sections: Big Sky, Red Fox Run, and Archer's Landing

Sundance Ridge is built around three sections, and understanding them is the key to shopping here well.

• Big Sky has the strongest luxury identity in the community. It feels the most like the flagship side of Sundance Ridge and tends to carry that prestige factor buyers notice right away.
• Red Fox Run was the initial phase of Sundance Ridge, and for that reason many of its lots — especially along streets like 176th — are generously sized. It feels established, balanced, and attractive to buyers who want more lot presence without necessarily chasing the flagship identity of Big Sky.
• Archer's Landing generally offers smaller lots and smaller homes overall, but that does not make it cheap. Buyers can still find homes pushing toward or above the million-dollar mark depending on the lot, builder, and finish package.

That nuance matters. The sections are not neatly separated by rigid price ceilings. A better way to think about them is by identity, lot size, home footprint, phase timing, and builder mix.

Amenities That Actually Matter

One of the biggest reasons Sundance Ridge has gotten so much traction is that the amenity package feels intentional. Buyers aren't just paying for a name — they're buying into a neighborhood with a community center, exercise room, party room, play areas, and swimming pool that create a stronger day-to-day living experience.

That matters for resale too. In newer communities, amenity quality often becomes part of the identity of the neighborhood. Sundance Ridge benefits from having a lifestyle component that feels more complete than many competing developments.

Why Blue Valley Schools Matter Here

For a lot of my buyers, the school district is what gets Sundance Ridge onto the shortlist in the first place. The community currently feeds into Stilwell Elementary, Blue Valley Middle, and Blue Valley High School, and that Blue Valley draw is a major value driver.

Private school is always an option, of course, but for buyers targeting public schools, those are the current assignments I would use unless a specific address verifies differently.

Builder Strategy Matters in Sundance Ridge

This is one of those communities where buyers need more than a quick model-home visit. Different builders, lot types, timelines, and sections create very different experiences depending on what you're trying to accomplish. The current builder lineup includes Rodrock, Starr, J.S. Robinson, Ashner, Walker Custom, Pyramid, Symphony, New Mark, Don Julian, and Dusty Rhodes.

Some buyers want a home that is nearly complete. Others want to choose a lot and control more of the build process. Others are comparing Sundance Ridge against communities like Mission Ranch and need help deciding whether section identity, amenities, school positioning, lot inventory, or builder fit should carry the most weight.

That's where strategy matters. The right lot in the wrong section can still be the wrong purchase.

My Take

If you're looking for new construction in Johnson County and you want Blue Valley schools without limiting yourself to one builder or one type of home, Sundance Ridge deserves a serious look. It's one of the broader, more flexible opportunities in south Overland Park right now.

The buyers I think fit best here are families who want modern construction, strong neighborhood identity, and enough range to grow into the community over time.
