Sundance Ridge Sub-Neighborhoods: Big Sky vs. Archers Landing vs. Red Fox Run
Sundance Ridge isn't one neighborhood — it's three. Here's exactly what makes Big Sky, Archers Landing, and Red Fox Run different, and how to pick the right one for your family.
Most buyers searching for homes in Sundance Ridge don't realize they're actually choosing between three distinct sub-neighborhoods — each with its own character, lot sizes, price points, and proximity to amenities. The address says Overland Park, the zip code says 66085, but which section of Sundance Ridge you land in matters more than most agents will tell you.
Here's the breakdown you actually need.
Big Sky
Big Sky is the most established section of Sundance Ridge and tends to attract buyers who want more space — both in lot size and in home footprint.
Lot sizes: Larger lots are common here, with many backing to greenspace, ponds, or natural terrain. South-facing walkout lots command a premium and go quickly.
Character: More traditional in feel, with mature streetscapes and a settled neighborhood energy. If you want a street where people wave when you drive by, Big Sky delivers that.
Price range: Generally mid-to-upper range within Sundance Ridge — expect homes from the high $700s into the $1.2M+ range depending on builder, lot position, and finishes. Custom and semi-custom builds are common here.
Amenity proximity: A short drive or walk to the community clubhouse, resort-style pool, gym, indoor gymnasium, and trail access. Pickleball courts are planned for the community but have not yet been built. HOA dues of approximately $750/year cover current amenities.
Best fit for: Families who want larger lots, established neighbors, and a quieter, more private feel. Also popular with buyers coming from larger markets who want more land relative to what they'd pay elsewhere.
Archers Landing
Archers Landing is the newest and most talked-about sub-neighborhood in Sundance Ridge — and for one very specific reason: a new Blue Valley elementary school is planned for this section.
Lot sizes: Mix of standard and premium lots. The newer phases include thoughtfully designed streetscapes with pocket parks and trail connections built into the layout.
Character: Archers Landing feels fresh and intentional. You'll find younger families, more new construction in progress, and a neighborhood still writing its identity. There's energy here.
Price range: New construction runs from the high $600s for base-level builds up to $1.4M+ for fully customized homes on premium lots. Builder incentives — rate buydowns, upgrade packages, lot credits — are more negotiable here than in the finished sections.
The school factor: Blue Valley USD 229 has a new elementary school slated for Archers Landing. Timeline is still developing, but when it opens, Archers Landing children will have a school within the neighborhood rather than busing to Stillwell Elementary. This is a significant long-term value driver — the kind of news that moves home prices before it makes headlines. Until that school opens, the current feeder pattern applies (see Sundance Ridge Schools).
Best fit for: Families with young children who want to be in the neighborhood when the new school opens. Also great for buyers who want to customize — active builders with model homes and available lots.
Red Fox Run
Red Fox Run sits at a slightly different price point and pace than the other two sections, making it one of the more overlooked opportunities in Sundance Ridge.
Lot sizes: Comparable to Big Sky in many areas, with a mix of standard and walkout configurations. Greenspace backing is available.
Character: Quieter and more tucked in. Red Fox Run has a residential feel that suits buyers who want Sundance Ridge's amenities and school access without the premium of the newest phases.
Price range: Generally from the high $600s to just over $1M, with some of the best value-per-square-foot in the community. Resale opportunities appear here more frequently than in Archers Landing, where most inventory is new construction.
Amenity proximity: Full access to the community clubhouse, trails, and pool — same as every other section. HOA covers the entire community.
Best fit for: Value-conscious buyers who want to maximize their home budget while staying in Sundance Ridge. Also strong for move-up buyers who don't need a brand-new build.

Which Sub-Neighborhood Is Right for You?
This is the question I ask every buyer before we start touring:
- If you have young children and school proximity is everything: Archers Landing, full stop. Get in before the elementary opens.
- If you want the most space and a large lot: Big Sky, especially for walkout lots backing to ponds or greenspace.
- If you're maximizing your budget without sacrificing amenities: Red Fox Run has real value hiding in plain sight.
- If you're building custom and want the most flexibility: Archers Landing active phases have the widest builder availability right now.
I know these streets individually. Before you fall in love with a floor plan, let's make sure you're in the right section. The difference between choosing Big Sky and Archers Landing isn't just aesthetics — it's your commute to the pool, your resale trajectory, and your children's school assignment.
