If you're searching for a luxury home in the Blue Valley school district, two communities keep coming up in almost every conversation I have with buyers: Sundance Ridge and Mission Ranch.

Both are in south Overland Park. Both feed into Blue Valley USD 229. Both offer that elevated Johnson County lifestyle that's drawing families from all over the country. But they are not the same — and which one is right for you depends on where you are in the buying process and what matters most to your family.

Sundance Ridge

  • Location: South Overland Park, primarily along 175th Street

Mission Ranch

  • Location: South Overland Park, near 159th and Mission Road

  • Price Range: High $700s to $1.5M+
  • Status: Final phases — limited new construction remaining
  • Sub-neighborhoods: Established sections plus final new-build phases

The price overlap is real, but Mission Ranch skews higher in its newer phases. Sundance Ridge has more entry points in the $600K–$800K range, which makes it accessible for a wider buyer profile.

School District: Blue Valley for Both — But Not Identical

Both communities are served by Blue Valley Unified School District 229, consistently ranked one of the top public school districts in Kansas and the entire Midwest.

That said, the feeder patterns are different:

Sundance Ridge:

  • Elementary: Stillwell Elementary (current) — plus a new Blue Valley elementary is planned for the Archers Landing sub-neighborhood
  • Middle School: Blue Valley Middle School
  • High School: Blue Valley High School (BVHS)

Mission Ranch:

  • Elementary: Mission Trail Elementary (and Prairie Trail Elementary for some sections)
  • Middle School: Lakewood Middle School
  • High School: Blue Valley Southwest High School (BVSW)

Both high schools are excellent — but if you have a preference for a specific BVHS vs BVSW pipeline, that's worth thinking through before you decide. Many families I work with hadn't even considered this until we got into the details.

Sundance Ridge's $4 Million Clubhouse

The Sundance Ridge amenity package is genuinely impressive. The centerpiece is a ski lodge-style clubhouse — think exposed beams, stone fireplace, and a social hall that can host 200+ people. Beyond that:

  • Resort-style pool with splash pad
  • Indoor gymnasium and fitness center
  • Miles of walking and running trails
  • Basketball courts (pickleball courts are planned but not yet built)
  • HOA fee: approximately $750/year

That's an extraordinarily low HOA fee for what you're getting. Most communities with comparable amenities charge $2,000–$4,000/year.

Mission Ranch's Community Feel

Mission Ranch is more of a traditional luxury neighborhood aesthetic. The community centers around well-maintained common areas, green space, and proximity to the neighborhood's established character. It's quieter in the amenities department — but buyers who choose it often tell me they preferred the lower-density feel and the more finished, established look of the streets and landscaping.

There's no $4 million clubhouse, but there's also no ongoing construction noise and no phases still being built out.

New Construction vs Established Homes

This is the biggest practical difference between the two right now.

Sundance Ridge has active new construction across all three sub-neighborhoods. If you want to build from the ground up — pick your lot, choose your builder, select your finishes — Sundance Ridge is where that's happening in south Overland Park. Builders currently active include Rodrock Homes, Walker Custom, Symphony Homes, and LG Homes.

Mission Ranch is in its final phases. There are still a small number of new-build opportunities, but the community is largely built out. If you miss the window, you'll be looking at resale — which isn't a bad thing, but it's a different buying experience. Resale in Mission Ranch tends to move quickly, and you don't get the customization options of a ground-up build.

My honest take: if new construction flexibility is important to you, Sundance Ridge is the better option right now. If you want a fully established neighborhood where you can drive every street and get a real feel for what you're buying into, Mission Ranch has an advantage.

Sundance Ridge buyers tend to be:

  • Families with children who are excited about the new Blue Valley elementary coming to Archers Landing

Mission Ranch buyers tend to be:

  • Families who want to move in faster without a build timeline

  • Buyers focused on the 66224 zip code, which has strong name recognition with certain corporate relocation packages

Neither profile is right or wrong — they're just different.

Johnson County home values have increased approximately 6% for three consecutive years running. Both of these communities have benefited from that appreciation.

But there's a timing dynamic worth understanding: as Mission Ranch builds out, Sundance Ridge becomes the primary destination for Blue Valley new construction buyers. The displacement effect is already happening. Buyers who toured Mission Ranch a year ago and waited are now looking at Sundance Ridge — and they're finding more options and more competitive pricing.

Current market conditions (as of March 2026):

  • Johnson County: 1.7 months of supply — still a seller's market
  • Days on market county-wide: 53 days average (up 26% YoY, more time to be strategic)
  • Both communities: homes selling at approximately 97.4% of list price

The slightly longer days on market is actually a gift for buyers right now. You have more time to evaluate without the panic of 2021-2022. But the low supply means good homes still move.
