Sundance Ridge — Overland Park (66085)
One of the most active new construction communities in south Johnson County, developed by Rodrock with four builders — Rodrock, Walker Custom Homes, Symphony, and LG Homes. The community's $4M clubhouse with pools, gym, and indoor gymnasium makes it stand out for families. Homes range from the mid-$600Ks to low $900Ks. Blue Valley schools throughout.
Mills Farm — Overland Park (66221)
An established luxury community with some new construction still active through Braklow and Covenant. If you want the feel of a mature neighborhood with the option to build new, Mills Farm offers that rare combination. Blue Valley Southwest serves the community.
Spring Hill — Johnson County's Southern Corridor
Spring Hill is drawing builders because land is still available at prices that make larger lots feasible. If space matters as much as square footage, the new construction in Spring Hill delivers. USD 230 schools serve the area, with some northern parcels feeding Olathe schools.
The Decisions That Define Your Build
Beyond the five fundamentals, there are a handful of decisions that buyers consistently say — in hindsight — they wish they'd handled differently:
Basement configuration. Johnson County homes almost universally include a basement. Think carefully about whether a walkout matters to you (it commands a lot premium, but it also dramatically changes how you use the space). A finished basement adds immediate livable square footage; leaving it unfinished saves money upfront but costs more to finish later.
Lot orientation. South-facing backyards get the most sun. North-facing stay cooler in summer. If you have a strong preference for how you'll use outdoor space, lot orientation matters more than most people anticipate.
Upgrade prioritization. Builders present a dizzying menu of options during selections. As a general rule: prioritize structural options and hard-to-change features (ceiling height, windows, layout changes) over cosmetic finishes (countertops, flooring) that you can update later. Don't spend $30,000 in structural upgrades to save $5,000 on counters and regret it at year two.
