A $1M budget stretches very differently across Overland Park's luxury communities. Here's what a million dollars actually buys in Sundance Ridge, Lionsgate, Mills Farm, and Mission Ranch.
"A million dollars" sounds like it should mean the same thing everywhere. It doesn't — not even inside the same zip codes of southern Overland Park. I have clients tell me all the time that they're "looking around a million," and my honest first response is always the same: in which community? Because the same budget can make you the most house on the street in one neighborhood and the entry-level buyer in the one right next door.
So let me walk you through it the way I'd walk a buyer through it over coffee. Here's what a $1M budget really buys you across four of Johnson County's premier luxury communities right now.
Sundance Ridge — a million puts you comfortably in the middle
Sundance Ridge in south Overland Park (66085, Blue Valley schools) runs roughly $600K to $2M and up, which makes it one of the most flexible communities on this list. At a million dollars, you're squarely in the heart of the range — not stretching, not settling.
What makes Sundance interesting is that it's really three neighborhoods in one: Big Sky, Archers Landing, and Red Fox Run, each with its own character and price point. A million-dollar budget gives you real choice here. You can go for more square footage and a newer build in one section, or a premium lot with amenity proximity in another. This is the community where I tell buyers, "Your budget is a strength — let's use it to be picky about the lot, not just the house."
Lionsgate — a million is your entry point, not your ceiling
Lionsgate is a different conversation. This is Overland Park's established Nicklaus golf community (66223), and the median sits around $1.3M with a range of $700K to $2M+. So at a million, you are shopping the lower half of the market here — and that's not a bad thing, it just changes the strategy.
The good news for a million-dollar buyer in Lionsgate is patience pays. Homes here sit an average of 196 days on market, which sounds alarming until you understand what it means: sellers aren't in a rush, inventory lingers, and a prepared buyer has genuine negotiating room. I've written before about what it actually costs to carry a home at this price point — worth reading before you fall in love with a listing. In Lionsgate, a million dollars buys you into one of the metro's most prestigious addresses; you're just doing it smart rather than at the top.
Mills Farm — where a million buys the most house
If getting maximum home for the money is the goal, Mills Farm (66221) deserves a hard look. The median here is around $809K against a range of $700K to $1.6M+ — meaning a million-dollar budget puts you above the median. You're not the entry buyer here; you're the move-up buyer.
There's a timing wrinkle worth knowing, too: price per square foot is down about 14% year over year, and homes are moving in roughly 60 days. Translation — this is a community where a well-positioned buyer with a million to spend has leverage and selection. You're buying into resort-style pools, a fitness center, tennis, sand volleyball, and the Coffee Creek Trail, from builders like Braklow, Covenant, and James Engle. Of the four communities here, Mills Farm is where a million dollars simply stretches the furthest.
Mission Ranch — a million puts you at the top of the neighborhood
Mission Ranch in the coveted 66224 zip code (Blue Valley USD 229) runs a tighter, more consistent band: $780K to $1.1M. At a million dollars, you're shopping the upper end of the community — close to the ceiling rather than the floor.
That's exactly what a lot of buyers want. Mission Ranch offers a more predictable, uniform luxury feel — you're not gambling on where a home falls in a huge range. A million here typically means one of the larger, better-appointed homes in the neighborhood, in one of the most sought-after zip codes in the county. If consistency and a strong resale story matter more to you than squeezing out extra square footage, this is your community.
So what does a million *actually* buy?
Here's the honest summary I'd give any buyer:
- In Mills Farm, a million buys you the most house — you're above median with real negotiating leverage.
- In Sundance Ridge, a million buys you the most choice — mid-range in a flexible three-neighborhood community.
- In Mission Ranch, a million buys you the top of a consistent market — near the ceiling in a premium zip code.
- In Lionsgate, a million buys you the address — an entry point into the metro's premier golf community, best approached with patience.
Same budget, four completely different buying positions. That's the part the online search filters will never tell you.
Let's find where your million goes furthest
The right answer depends entirely on what you value — space, prestige, consistency, or negotiating room. That's the conversation I love having, because once I understand what matters most to you, I can tell you exactly which of these communities will make your budget feel biggest.
