If you've been shopping for a home in Johnson County, Kansas, there's a good chance you've heard about Stilwell — and if you haven't, let me be the first to tell you: pay attention to this one.

Stilwell sits in the southeastern corner of Johnson County, tucked between Overland Park and the Missouri state line. It's the part of the county where the lots get larger, the pace slows down just enough to feel intentional, and new communities are emerging that offer something genuinely different from the dense subdivisions further north. If you're drawn to acreage, horses, or simply want a little more room between you and your neighbors, Stilwell deserves a serious look.

What Makes Stilwell Different

Let's be honest about what Stilwell is — and isn't. It's not a walkable urban village with coffee shops on every corner. What it offers instead is space, privacy, and some of the most sought-after school district access in the entire region. Most of Stilwell falls within the Blue Valley Unified School District, which consistently ranks among the top districts in Kansas and regularly produces National Merit finalists and college-bound graduates at remarkable rates.

The trade-off is a longer drive to Overland Park's restaurant corridors or Kansas City's downtown, but for families who've already decided that schools and square footage matter more than proximity to brunch spots, Stilwell makes a compelling argument.

Acreage Without Compromise

One of Stilwell's most distinctive features is the availability of acreage lots — properties ranging from one to five or more acres — within easy reach of everything Johnson County has to offer. In Overland Park proper, those lots have essentially disappeared. In Stilwell, they're still findable, and they're attracting a specific kind of buyer: the professional family that wants a custom home with room for a workshop, a vegetable garden, or simply the ability to look out any window and not see directly into a neighbor's kitchen.

We've seen real demand from T-Mobile and Garmin employees, Boeing engineers, and entrepreneurs who want the Johnson County school advantage but have no interest in paying $1.1 million for a zero-lot-line townhome. Stilwell offers an alternative that doesn't require compromising on either schools or space.

New Communities Taking Shape

Several newer planned communities have emerged in the Stilwell area over the past few years, bringing modern amenities and builder-warranty peace of mind to a corridor that used to be exclusively custom or semi-custom territory.

These developments tend to offer:

  • Larger standard lot sizes — typically 0.25 to 1+ acre compared to the 7,500 sq ft norm in north Overland Park
  • Higher ceiling heights and more flexible floor plans — builders working in Stilwell tend to build for move-up buyers who want specific features, not entry-level layouts
  • Custom and semi-custom options — many communities still offer significant design flexibility, especially compared to production-builder developments
  • HOA amenities without the density — community pools, walking trails, and maintained entrances without 200 homes packed per block

If you're comparing Stilwell to Sundance Ridge (Overland Park 66085) or Mission Ranch (66224), the key distinction is that Stilwell buyers often prioritize lot size and privacy over proximity to the Blue Valley activity corridors. It's a lifestyle choice as much as a real estate one, and once buyers understand what they're choosing, they rarely regret it.

Blue Valley Schools: The Real Draw

I want to be direct about this because I hear it in every relocation consultation: Blue Valley USD 229 is the primary driver of real estate values in this part of Johnson County. Period.

Stilwell feeds into the Blue Valley school system, which means your children have access to elementary schools with strong parental involvement, competitive athletics and arts programming, and a high school track record that speaks for itself. In 2026, Blue Valley produced 51 National Merit Scholarship semifinalists and finalists — a number that would be remarkable for any district ten times its size.

For buyers coming from Chicago, Dallas, or coastal metros where private school tuition can run $30,000–$50,000 annually, the ability to buy into Blue Valley's public school system through your home purchase is a financial argument as much as an educational one.

What Does $700K–$1.2M Buy in Stilwell?

The Stilwell price range has moved up over the past few years, but it still offers meaningful value relative to comparable product in north Johnson County.

At the $700K–$850K range, you're typically looking at:

  • 3,000–4,200 sq ft of finished space
  • 4 beds, 3–4 baths
  • A generous lot (often 0.5–1 acre)
  • Newer construction or a well-maintained home from the 2010s with meaningful updates
  • Blue Valley feeder pattern access

At $850K–$1.2M+, buyers in Stilwell are finding:

  • Custom or semi-custom homes with premium finishes
  • Walkout basements opening to private, wooded lots
  • 5+ bedrooms, 4+ full baths
  • Three-car garages (sometimes four)
  • Outdoor living spaces that simply can't exist at this price point in denser communities

For context: that same $1.1 million in Mills Farm (66221) typically buys you 3,800 sq ft on a standard lot with HOA amenities. In Stilwell, it can buy you the same square footage on two acres with a creek view. Neither is wrong — they're different lifestyles. My job is to help you figure out which one is actually yours.

Who Is Moving to Stilwell?

Based on the buyers I work with in this area, a few profiles come up consistently:

The Relocating Family: Coming from outside the region, often moving for corporate reasons (T-Mobile, Garmin, Kiewit, Cerner), prioritizing school quality and space. Budget is usually $800K–$1.3M. Often wants move-in ready but willing to wait for the right custom lot.

The Move-Up Buyer: Has outgrown Overland Park or Lenexa. Wants more land, more privacy, and a home that feels custom without the full custom build timeline. Usually targeting $750K–$1.1M.

The Downsizer Who Loves Land: Empty-nesters who've sold a large Leawood or Overland Park home and want to stay in Blue Valley but simplify. They don't want a condo or a villa — they want a ranch or a walkout on a wooded lot with minimal yard maintenance.

Things to Know Before You Buy in Stilwell

A few practical notes for anyone seriously considering Stilwell:

Commute times matter more here. The drive to T-Mobile's Overland Park campus from Stilwell is typically 20–30 minutes depending on your specific address. Downtown Kansas City is 40–50 minutes. If you're a daily commuter to the Power & Light District, build that into your thinking.

Internet and infrastructure vary. Not every corner of Stilwell has the same fiber or gigabit internet access you'd take for granted in Overland Park proper. Check coverage for any specific address before you commit.

Property taxes are Johnson County property taxes. The 2026 Johnson County appraisal cycle has impacted valuations across the county — Stilwell is not exempt. If you're purchasing over $800K, budget for a tax appeal review and understand your right to contest by the March 27, 2026 deadline. I walk every buyer through this.

Some listings need representation you can trust. Stilwell has a mix of builder-direct sales, FSBO transactions, and traditionally listed properties. If you're looking at new construction or a builder community, having a buyer's agent costs you nothing and protects your interests in ways you won't appreciate until you need them.
