Houston is a remarkable city — no question about it. But if you're reading this, something has nudged you to consider a change. Maybe it's the flooding. Maybe it's the heat. Maybe it's the commute that chews through two hours of your day. Or maybe someone at work mentioned Overland Park and you started doing the math.
Whatever brought you here, let's walk through what the move from Houston to Johnson County, Kansas actually looks like — practically, financially, and from a lifestyle standpoint. I'm Tara Williams, and I've helped several Houston families land in exactly the right neighborhood in south Johnson County. Here's what they wish they'd known sooner.
Why Houston Families Are Looking at Johnson County Right Now
The flow from Texas to the Kansas City metro has been quiet but consistent over the past few years. It doesn't make headlines like Austin or Dallas, but it's real — and it makes sense when you dig into the numbers.
A few things drive it:
The cost comparison is stark. The median home in a desirable Houston suburb — Katy, Sugar Land, The Woodlands — runs $400K to $600K. That same price range in Johnson County buys you something meaningfully different: more square footage, newer construction, and neighborhoods that feel curated rather than sprawling. At the $700K–$1M price point (where many Houston families shopping luxury homes land), Johnson County is genuinely exceptional value.
No state income tax in Texas vs. Kansas tax efficiency. Yes, Kansas does have a state income tax. But Johnson County property taxes run lower than comparable Houston-area suburbs, and the total cost of living — particularly housing — often comes out ahead when you factor in what your mortgage buys you here. Run the numbers with your CPA; most Houston transplants are pleasantly surprised.
The weather trade. Johnson County gets four real seasons. Summers are warm but not Houston-in-August brutal. Winters are cold but usually manageable. Tornadoes are a real thing (this is the Midwest), but flooding is far less of a concern than in much of the Houston metro. Many families from Houston tell me they underestimated how much mental energy they'd spent worrying about hurricane season and drainage.
The commute math actually works. Johnson County is suburban in the best sense: you can live in a beautiful home and still reach your office, the airport, or downtown Kansas City in 20–40 minutes on most days. No 290 or I-10 crawl.
What $500K–$1.2M Gets You in Johnson County
Let me give you a real sense of what different price points look like here, because it's likely better than you're imagining.
$500K–$650K: You're shopping established neighborhoods in Overland Park — Lenexa, Olathe, and Shawnee also come into play. Expect 2,500–3,500 sq ft, good schools, and neighborhoods with mature trees. These are solid, family-friendly communities. Not flashy, but genuinely great to live in.
$650K–$900K: This is the sweet spot for families relocating from Houston's premium suburbs. In this range, you can access new construction in communities like Sundance Ridge (my current favorite for buyers coming from Texas — the amenities feel familiar: resort pool, trails, clubhouse), Mills Farm, or established resale homes in Mission Ranch in the 66224 zip code. You'll typically get 3,200–4,500 sq ft, a 3-car garage, and a yard that's actually sized for a trampoline.
$900K–$1.2M: Welcome to Lionsgate. This is Johnson County's prestige community — Nicklaus-designed golf course, lakefront paths, homes that rival what you'd find in The Woodlands at a fraction of the price. The median sale price here is around $1.3M, and the community is genuinely one of the most beautiful residential neighborhoods I've seen anywhere in the country.
$1.2M+: Leawood and Hallbrook enter the conversation. Leawood is Kansas's most affluent city, with median home prices near $775K (which means the luxury tier goes well above that). Hallbrook Country Club is the destination address for Johnson County's highest-end buyers.
The Schools Question (It's the First Thing Houston Families Ask)
Johnson County is served primarily by three school districts: Blue Valley USD 229, Olathe, and Shawnee Mission. For families relocating from Houston who are accustomed to the Katy ISD or Fort Bend ISD reputations, Blue Valley is your direct comparison — and it holds up.
Blue Valley School District produced 51 National Merit Finalists in 2026. It consistently ranks among the top 5% of districts in the state, and homes within Blue Valley's attendance boundaries carry a measurable price premium. The district serves communities including Overland Park (66209, 66221, 66224), Leawood, and parts of Stilwell.
If your family is committed to Blue Valley, that actually makes your neighborhood search more focused — you're looking at Overland Park south, Mission Ranch, Sundance Ridge (new Blue Valley elementary planned for Archers Landing sub-neighborhood), Mills Farm, and Lionsgate. All of these fall within or very close to Blue Valley boundaries.
A quick note: school attendance boundaries shift occasionally with new construction and growth. I always verify current boundaries before making any commitment — I'd encourage you to do the same rather than relying on online boundary maps that may be outdated.
The Neighborhoods You'll Want to Visit
Here's my honest ranking of neighborhoods for Houston transplants, based on what I hear from families after they've settled in:
1. Lionsgate — For the Houston family that loved The Woodlands or Cinco Ranch. The sense of a planned, amenity-rich community translates directly. Golf, lake, beautiful streetscapes. Higher price point but exceptional value for what you get.
2. Sundance Ridge — For the family that wants new construction and a strong amenity package without Lionsgate prices. The $4M ski-lodge-style clubhouse, pool, trails, and gym are hard to beat at the $650K–$850K price point. Three distinct sub-neighborhoods (Big Sky, Archers Landing, Red Fox Run) mean you can find your specific vibe within the larger community.
3. Mission Ranch — If you want an established, finished neighborhood rather than active new construction, Mission Ranch in the 66224 zip code has a loyal following. Near-sellout status means you're buying into a complete neighborhood, not a construction zone.
4. Mills Farm — One of south Overland Park's most beautiful master-planned communities, with resort-style amenities and strong Blue Valley school access. Homes run $750K–$1.2M and tend to be larger, finished builds.
5. Overland Park (established neighborhoods) — If you'd rather have a larger lot and more mature trees over the newest construction, established Overland Park neighborhoods offer exactly that. Great value, especially in the $550K–$700K range.
The Practical Questions
How long does it take to fly between Houston and KC? About 2 hours direct. Southwest, United, and American all fly the route regularly. If you're keeping ties to Houston for work or family, this is very manageable.
What about humidity? Overland Park is humid in summer — just not Houston humid. It's noticeably more comfortable, and the falls and springs are genuinely beautiful.
Property taxes? Johnson County's effective property tax rate runs around 1.2–1.4% depending on the municipality. On a $900K home, you're looking at roughly $11,000–$12,500/year. Houston-area suburbs at the same home value often run $18,000–$22,000+ due to higher rates. This is one of the financial surprises that makes Houston families do a double-take.
Will I miss Houston? Probably some of it — the food culture, the diversity, the perpetual energy. But most families I've worked with say the trade feels overwhelmingly positive within six months of settling in. The slower pace isn't slower — it's just less friction.
