When buyers say they're looking in Lionsgate, I always ask: which part? Because the eight sub-communities inside Lionsgate's gates are not interchangeable. A Club Villa backing the third fairway of the Nicklaus Golf Club markets — and prices — completely differently than a home in Lionsgate by the Park.
With a median price of $1.3M and approximately 3,581 residents, Lionsgate is one of Overland Park's most established luxury communities. Getting specific about which section fits your lifestyle, budget, and priorities is the only way to shop it effectively.
Here's the breakdown.
Lionsgate Club Villas
The premier address inside Lionsgate. Club Villas homes sit in direct proximity to the Jack Nicklaus Signature Golf Club, with many backing to the course's fairways and featuring golf views from rear living spaces and patios.
Character: The definition of golf-course living. Buyers here are often active golfers or buyers for whom prestige of address carries meaningful weight. Hosting matters here — these are homes built for entertaining.
Price range: Upper end of the Lionsgate range. Expect $1.2M–$2M+ depending on lot position, golf course backing, and home size. Course-backing lots command a consistent premium over non-backing comparables in the same section.
Buyer profile: Professional executives, established families, and buyers relocating from markets where this price point buys significantly less. Also the primary target for out-of-state buyers drawn by the golf course lifestyle at a fraction of coastal equivalents.
One thing to know: Comp analysis here requires genuine sub-community knowledge. A Club Villa backing the third fairway is not the same purchase as one facing an interior street. Generic MLS comparables miss this entirely.
Quincy Court
Quincy Court is one of the more intimate sections of Lionsgate — a smaller collection of homes with a distinctive court layout that creates a tighter, more neighborhood-feel within the larger community.
Character: Established, private, quiet. Quincy Court attracts buyers who want the Lionsgate lifestyle and school access without the higher price floor of golf-course-adjacent sections.

Lionsgate by the Lake
One of Lionsgate's most sought-after sub-communities for buyers who prioritize natural setting over golf adjacency. By the Lake homes are positioned around the community's lake amenity with lakefront paths, water views, and a quieter residential pace.
Character: Peaceful, scenic, intentionally residential. The lake views from rear-backing lots are a genuine lifestyle differentiator — meaningful for buyers who want natural beauty and a sense of removed calm without sacrificing city access.
Price range: $1M–$1.7M+ depending on view line, lot size, and home generation. True lakefront lots are limited and rarely sit on market long.
Buyer profile: Buyers who've looked at golf course communities and found them too activity-oriented. Also strong for professional downsizers who want scale and elegance without the upkeep of rural property.
Waters Edge
Waters Edge is closely related to By the Lake in character but represents a distinct section with its own streetscape and lot configurations. The water adjacency creates a similar appeal — natural setting, quieter pace — with slightly different price points and availability patterns.
Character: Scenic and residential. Waters Edge tends to attract buyers who appreciate the lake-adjacent lifestyle and are drawn to mature landscaping and established streetscapes.
Price range: $950K–$1.5M+. Waters Edge homes offer strong value relative to the lifestyle they provide compared to some of the golf-premium sections.
Lionsgate Links
Lionsgate Links is positioned for buyers who want proximity to the golf course without the full premium of Club Villas pricing. Links homes benefit from the same Nicklaus Golf Club presence — course views are accessible — but at a more moderate price point.
Character: Golf-adjacent lifestyle at an accessible Lionsgate price. Strong appeal for buyers who want to be near the golf course community without paying the direct-backing premium.
Price range: $850K–$1.3M. One of the better value plays within Lionsgate for buyers with golf in their lifestyle but not in their daily view requirement.
Buyer profile: Active golfers who want the commute from home to the first tee to be under five minutes. Also strong for buyers comparing Lionsgate favorably to Deer Creek or Hallbrook at similar price points.
Lionsgate by the Park
By the Park trades water views and fairway views for greenspace adjacency and a more family-forward streetscape. Parks and open space are integrated into the surrounding area.
Character: Family-oriented, active, accessible. This section draws buyers with children who want walkable green space and a neighborhood energy that's slightly more casual than the golf or lake sections.
