With a median price of $1.3M and approximately 3,581 residents, Lionsgate is one of Overland Park's most established luxury communities. Getting specific about which section fits your lifestyle, budget, and priorities is the only way to shop it effectively.

Lionsgate Club Villas

The premier address inside Lionsgate. Club Villas homes sit in direct proximity to the Jack Nicklaus Signature Golf Club, with many backing to the course's fairways and featuring golf views from rear living spaces and patios.

Character: The definition of golf-course living. Buyers here are often active golfers or buyers for whom prestige of address carries meaningful weight. Hosting matters here — these are homes built for entertaining.

Price range: Upper end of the Lionsgate range. Expect $1.2M–$2M+ depending on lot position, golf course backing, and home size. Course-backing lots command a consistent premium over non-backing comparables in the same section.

Buyer profile: Professional executives, established families, and buyers relocating from markets where this price point buys significantly less. Also the primary target for out-of-state buyers drawn by the golf course lifestyle at a fraction of coastal equivalents.

One thing to know: Comp analysis here requires genuine sub-community knowledge. A Club Villa backing the third fairway is not the same purchase as one facing an interior street. Generic MLS comparables miss this entirely.

Lionsgate Links

Price range: $850K–$1.3M. One of the better value plays within Lionsgate for buyers with golf in their lifestyle but not in their daily view requirement.

Lionsgate by the Park
